Terms for publishing listings on the "Intrigue" LTD website:

1. Every internet user has the opportunity to submit free listings for the search and offer of real estate on the "Intrigue" LTD website, according to the terms stated herein.
2. Users can choose whether to submit a listing to "Intrigue" LTD real estate or to publish a private listing.
3. Every internet user who submits a listing to "Intrigue" LTD real estate agrees to provide their personal data (name, address, contact phone, email, ID card details), which will be used for concluding a possible mediation contract, as well as in connection with the advertising and/or organization of a property transaction.
4. Every internet user who submits a listing on the "Intrigue" LTD real estate website agrees that the content of the listing will be advertised by "Intrigue" LTD real estate and provided to third parties, real estate agents, real estate brokers, or end clients, for the purpose of realizing the desired real estate transaction by the submitter of the listing. "Intrigue" LTD real estate does not provide personal data of users to third parties, but only the content of the listings, including the submitted photo material.
5. Every internet user who submits or publishes a listing is considered to be informed that they may be offered to conclude a contract under which "Intrigue" LTD real estate, as a real estate broker, is entitled to remuneration upon the realization of a property transaction, according to the terms of the concluded contract.
6. In case the user refuses to conclude such a contract, "Intrigue" LTD real estate has the right to remove the listing from its websites. In this case, the user agrees that they cannot have claims against "Intrigue" LTD real estate for damages and lost profits, as well as any other financial claims.
7. Listings are checked by an administrator.
8. The publication of a listing may take up to 72 hours.
9. "Intrigue" LTD real estate may refuse to publish a listing by sending the user a notification of refusal to the specified contact email. Failure to publish a listing within 72 hours without sending a refusal is considered a tacit refusal.
10. "Intrigue" LTD real estate is not obliged to justify to users its refusal to publish a submitted listing.
11. Despite the mandatory verification of the published information, the administrators of "Intrigue" LTD real estate cannot be protected from incorrect or malicious actions by users – in this sense, responsibility for the accuracy of the content and qualities of the submitted information, including copyrights on photos and other elements of the content, ¹ lies with the submitter of the listing, identified by name and/or contact phone, email, IP address.
12. "Intrigue" LTD real estate has the right not to publish or to remove at any time an already published listing when:
    • it considers that the content of the listing (including text and/or photos) is misleading to the user or does not correspond to the actually offered property, or has no aesthetic value;
    • the listing contains advertising of goods and services or links to external websites, or obscene texts, insults, and qualifications;
    • the submitted photo material is of poor quality (small photo size, unclear focus, etc.);
    • the text of the listing or the name of the submitter is in Latin script;
    • the user publishes a private listing in the capacity of a real estate agent or broker or for other commercial purposes without registration on the site;
    • the user submits a duplicate listing (a listing submitted more than once for the same property or with identical semantic content of the text);
    • the listing contains a value-added phone number without this being specifically and clearly stated.
13. "Intrigue" LTD real estate has the right to block the ability to submit or publish listings by users who do not comply with the above requirements.
14. The administrators of "Intrigue" LTD real estate have the right to edit the content of submitted listings for correct spelling and stylistic consistency.
15. "Intrigue" LTD real estate is not responsible to users and third parties for damages and lost profits incurred as a result of the non-publication or removal of listings or the blocking of users and user accounts.
16. "Intrigue" LTD real estate is not responsible for the publication of listings that violate the law or the legitimate interests of third parties, including copyrights or other intellectual property rights.
17. By submitting a listing, the user agrees to the Terms of Use.
